What kinds of land do you consider?
We consider rural and vacant land, inherited parcels, wooded acreage, recreational property, possible homesites, land with existing structures, and acreage that may be split from a larger property with a home. We currently focus on properties around 1.5 acres and larger, but every parcel is considered on its own facts.
Does the land need road frontage?
Road frontage is helpful, but it is not an automatic requirement. We may consider landlocked or access-challenged property case by case, even though those parcels are not the focus of our mailing campaigns.
How do you determine an offer?
We look at access, acreage, terrain, wetlands, flood zones, zoning, title, taxes, structures, recent comparable sales, and our plan for the property. Our offers are not built from one fixed discount. Depending on the property and our plan, a mailed offer may be below, near, or above our estimate of market value.
Do I have to pay commissions or closing costs?
There are no listing commissions because you are not listing the property with us. Our goal is to cover the ordinary transaction costs we agree to, including professional closing support. Any property-specific exception would be explained before you decide.
How quickly can a sale close?
Straightforward transactions may close in roughly 10 to 15 business days once the title is ready. Timing depends on the property, title work, and the agreed closing plan, so we do not guarantee a specific date.
Who handles the closing?
A reputable title company or closing attorney handles the closing, depending on the state and transaction. Acre & Anthem does not ask you to rely on us alone for title or closing work.
What if your final offer changes after research?
If new information affects the property, we explain what we found and why it matters. You decide whether a revised offer still works for you. You are always free to ask questions or decline.
Should I list with a real estate agent instead?
Sometimes listing is the better choice, especially if your priority is testing the highest possible market price and you are comfortable waiting. A direct sale may fit better if you value simplicity, no showings, no listing commission, and a clear path to closing.
How do I know Acre & Anthem is real?
Call or text us directly. Marc or Jen can speak with you by phone or video, answer questions about the process, and explain which title company or closing attorney will be involved. We welcome verification.
What should I have ready when I contact you?
A parcel number or APN is helpful. If you received a letter, have the reference number ready. Your name, phone or email, county and state, and anything you know about the land are enough to start.
